Oʻahu Real Estate Market Report: November 2026

November 04, 2026•6 min read

The Oʻahu real estate market heading into November 2026 is split in two. Single-family homes are selling fast, with a $1,110,000 median and just 16 median days on market in September. Condos are slower and more negotiable, with a $523,000 median, 41 days on market and more listings to choose from.

These are the latest official numbers from the Honolulu Board of REALTORS® (HBR), covering September 2026 closings. October figures usually come out in the first week of November, and we'll cover them in next month's report. Here's what the numbers say, and what they mean for you, in plain talk-story terms.

What are Oʻahu home prices right now?

The September 2026 median sales price was $1,110,000 for single-family homes and $523,000 for condos. The house median is down 3.9% from a year ago, while the condo median is up 2.8%.

A lower median doesn't always mean every home got cheaper. It also reflects which homes sold. In September, 39% of single-family sales (113 homes) closed under $1 million, and sales in the $900,000–$999,999 range jumped 61.5%, from 26 to 42. More activity at that price point pulls the middle number down.

Is the Oʻahu real estate market a buyer's or seller's market?

For single-family homes it still leans toward sellers. For condos, buyers have more leverage than they've had in a while.

  • Houses: a 16-day median, 31% of sales above original asking, and only 798 homes on the market across the whole island. Well-priced homes still move quickly.

  • Condos: 2,509 active listings, a 41-day median, and only 12% selling above asking. Pending condo sales fell 28.6% year over year, which tells us fewer condo buyers were going into contract in September.

Mortgage rates are a big part of this. Freddie Mac's weekly survey put the average 30-year fixed rate at 7.24% for the week of October 29, 2026, down from 7.32% the week before but up from 6.17% a year earlier. Higher payments tend to hit condo buyers, who are often first-time buyers, the hardest.

What's happening with Oʻahu condos?

Condo prices are holding up, but sales are slower and choice is wider. That combination usually means room to negotiate.

Nearly half of September condo sales (175, or 47%) closed under $500,000, and 1,196 active condos (48% of condo inventory) were listed under $500,000. Across both houses and condos, 1,222 active listings were priced at $500,000 or less.

Before you fall for a price, look at the whole monthly picture. On Oʻahu that means:

  • Maintenance fees, which can rival a mortgage payment in older high-rises

  • Reserves and special assessments: ask how well funded the association is and whether big projects are coming

  • Leasehold vs. fee simple: some Honolulu condos sit on leased land, which changes value and financing

  • Financing approval: FHA and VA loans can require the building to be approved

Our Oʻahu condo guide walks through each of these.

What does this market mean for Oʻahu buyers?

Buyers who are ready have options, especially in condos and in houses just under $1 million.

  1. Get pre-approved first. At today's rates, know your real monthly comfort zone, including HOA fees, before you tour.

  2. Ask about seller credits. On condos that have sat 40+ days, a credit toward closing costs or a rate buydown can be worth more than a small price cut. Your lender can show you the math.

  3. Move quickly on houses. With a 16-day median, the best single-family homes still get attention in the first week or two.

What does this market mean for Oʻahu sellers?

House sellers are still in a good spot. Condo sellers need sharper pricing and better prep.

If you own a single-family home, low inventory is working for you, but buyers are payment-sensitive at 7%+ rates, so pricing right from day one matters. If you own a condo, you're competing with 2,500+ other listings. Clean disclosures, an organized SRPDS and association documents ready to go, and fresh photos help a condo stand out. Our SRPDS guide for Hawaiʻi sellers explains the disclosure side.

What does it mean for first-time buyers?

This is one of the better condo windows first-time buyers have had in a few years, even with higher rates. More inventory and fewer competing offers mean more time to compare buildings, ask questions and negotiate.

It's also worth looking at down payment help before you decide you're priced out. Our first-time homebuyer guide for Oʻahu covers state and City programs, closing costs, and the step-by-step process.

PCSing to Oʻahu this winter?

If you have orders to Oʻahu, the condo market's extra inventory can work in your favor, but not every condo can be bought with a VA loan. Talk to a VA-approved lender early, check whether a building is VA-approved before you write an offer, and think about resale or renting it out when you PCS again. Our PCS guide to buying on Oʻahu walks military families through it, including buying from the mainland.

Questions we hear a lot

Are Oʻahu home prices dropping?

Not across the board. The single-family median was down 3.9% year over year in September 2026, but condos were up 2.8%. Monthly medians move around based on which homes sell, so it helps to look at your specific neighborhood and price range.

Is now a good time to buy a condo on Oʻahu?

Condo buyers have more choice and more negotiating room than they did a year ago, with 2,509 active listings and a 41-day median. Whether it's right for you depends on your budget, the building's fees and finances, and your plans. A licensed lender can help you weigh today's rates.

How long does it take to sell a home on Oʻahu?

In September 2026, the median single-family home went under contract in 16 days, and the median condo in 41 days. Pricing, condition and the building's health all change that for an individual home.

When does the October 2026 Oʻahu market data come out?

The Honolulu Board of REALTORS® usually releases each month's numbers in the first week of the following month. We'll break down the October results in our next monthly report.

Will mortgage rates go down?

No one can promise where rates go. The 30-year average eased to 7.24% in late October 2026, but rates change weekly. Talk to a licensed lender about options like rate locks, buydowns and refinancing down the road.
