For Hawaiʻi real estate agents · eXp Realty

Grow your business. Own a piece of it.

An honest look at eXp Realty, the brokerage we chose, plus what it could look like to grow alongside The O Team. No pressure, just real numbers.

Why we moved to eXp

After years at a traditional franchise brokerage, we made the switch to eXp Realty more than two years ago. We haven't looked back.

We wanted three things: to keep more of what we earn, to build something we actually own, and to spend our time on clients instead of office politics. eXp gave us all three, with a cap that resets every year, stock awards for hitting milestones, and support we can reach from anywhere on the island.

This page is everything we wish someone had laid out for us before we moved. Read it, run your own numbers, and if you're curious, let's talk story.

The numbers, plain and simple

Every eXp agent gets the same published plan. No negotiating, no "special deals" for the top producer down the hall.

80/20 split to a $16,000 cap

You keep 80% of each commission. Once your 20% adds up to $16,000 in your anniversary year, you keep 100% for the rest of that year (minus a small flat fee per deal).

No franchise or desk fees

eXp is one cloud-based brokerage, not a franchise network. There's no royalty skimmed off the top and no desk rent for an office you rarely use.

Simple, published fees

  • One-time start-up$149
  • Cloud brokerage fee$85/mo
  • Broker review, per deal$25
  • Risk management, per dealSmall, capped yearly

Run your own numbers

Slide to your yearly gross commission income (GCI) and see how a capped split compares to a common uncapped 70/30 split.

The franchise and flat-fee columns describe common models, not any one company. Terms vary by brokerage and office, so always ask for the written fee schedule. eXp figures from eXp's published disclosures.

Build equity, not just commissions

eXp's parent company, AGNT, Inc. (Nasdaq: AGNT), is publicly traded. Agents can earn company stock simply for doing the work.

Revenue share

When agents you introduce to eXp close deals, eXp shares part of its own 20% with you, across up to seven tiers. It never comes out of the other agent's commission.

For agents who love mentoring, it's a way to be rewarded for helping others grow.

ICON Agent award

Top producers who cap, keep closing, and give back to the eXp community can earn up to $16,000 in stock each year, which effectively hands back their cap.

Stock awards vest over time and you need to stay with eXp to receive them.

The honest part: revenue share and stock are a bonus, not a paycheck. By eXp's own 2025 income disclosure, the typical agent's first-tier revenue share is $0, and most agents earn little or no equity. Your income still comes from serving clients. We'll always tell you that straight.

Questions agents ask us

How much does it cost to join eXp Realty?

eXp publishes a $149 one-time start-up fee and an $85 monthly cloud brokerage fee, plus a $25 broker review fee and a small risk-management fee per transaction. Agents keep 80% of each commission until they pay a $16,000 annual cap, then 100% for the rest of their anniversary year, minus a flat per-deal fee.

Is eXp a good fit for new agents?

It can be. eXp's mentoring program pairs newly licensed agents with a certified local mentor for their first three deals, and there's live and on-demand training every day. Joining a team like ours adds hands-on help with contracts, listings, and buyers.

Do I have to join The O Team to join eXp with you?

No. You can join eXp independently with us as your sponsor and run your own business. Joining The O Team is a separate conversation for agents who want mentoring, contract help, and full-time admin support.

Does having a sponsor cost me anything?

No. Sponsor revenue share is paid by eXp out of its own share of the commission. It never comes out of your commission.

Is revenue share guaranteed income?

No. Revenue share and stock awards depend on performance. eXp's own income disclosure says the typical agent's first-tier revenue share is $0. Think of them as a bonus on top of a business built on serving clients.

What support does The O Team give its agents?

One-on-one mentoring and coaching, help with contracts, hands-on support with listings and buyers, and full-time admin support so you can focus on clients.

Is our conversation confidential?

Yes. We never share that you reached out. Talk with us, run your numbers, and decide on your own timeline.

Income, revenue share and stock outcomes are not guaranteed and vary widely; most agents do not earn the higher figures described by any brokerage. Fees and programs are set by eXp Realty and can change, so confirm current terms at exprealty.com before joining. Stock awards are granted in AGNT, Inc. common stock and are subject to vesting. The O Team is a team at eXp Realty, Hawaiʻi.
